Pre-Opening Services
Welcome to our hotel opening services! We understand that opening a hotel requires meticulous planning and organization. Our team is equipped to assist you at any stage of the process, ensuring a smooth launch tailored to your specific needs. Below is a list of pre-opening services we offer to help you get started.
Starting the project and building phase
Project Planning
As part of the planning of your project, we will integrate input from all parties to maintain the
master operations project calendar. Our team will lead the supervision of the critical path and key milestones. Regular project calls (bi-weekly, then weekly) will be conducted, ensuring task
completion and accountability. Comprehensive meeting notes and minutes will be maintained for easy follow-up and accountability.
Design Phase
In this phase, we will participate in design reviews, providing feedback and input that align with both ownership's intent and the specific needs of operators as the project progresses. We will
meticulously track all feedback to ensure follow-up and the completion of necessary changes or modifications.
Construction Phase
During the construction phase, we will conduct periodic site visits, offering feedback and input as necessary. We will ensure effective communication is maintained among all parties involved. Additionally, a detailed report will be provided after each site visit.
Procurement
We will ensure the comprehensive completion of all FF&E, OS&E, and Technology budgets in close collaboration with all vendors. We will meticulously maintain and ensure the timely completion of FF&E/OS&E specification books, model room reviews, value engineering logs, and adherence to brand/operator requirements. Furthermore, we will manage the execution of purchase orders for all OS&E items and oversee the coordination of all deliveries and installations to ensure seamless project execution.
Quality Assurance
We will participate in and/or manage the opening quality assurance (QA) process. Additionally, we will coordinate with the General Contractor (GC) to oversee the construction and FF&E punch lists, aiming to minimize Out of Order (O.O.O.) rooms and expedite the return of inventory to operational status as quickly as possible.
Final Countdown & Post Opening
During the final stretch of your pre-opening timeline we will assist with the following:

Additionally. we will oversee the planning of opening sequence activities as required by the hotel brand (if applicable). We will compile and deliver all close-out documentation, including final closed budgets, as-built plans, warranties, manuals, and FF&E/OS&E specifications (with reordering information) to Ownership and the Operator.
Furthermore, we will provide a comprehensive Project Close Out Memorandum to Ownership. We will also maintain an Out of Order (O.O.O.) rooming list and ensure daily communication with management and ownership.
